An acre sold as a building plot fetches a median £750,000 on plot.market this week. An acre of farmland: £10,081. The gap is planning, access and services, and that is what every plot page reads for you.

There are 114 plots for sale on plot.market this week and 33 more under offer, listed by 24 independent estate and land agents across 20 counties. Devon has the most by a distance, with 79 of the 147 listings, followed by Somerset with 21 and Cornwall with 19. Fife and Perthshire carry the flag in the north.

The cheapest is 2.48 acres of farmland in Kewstoke, North Somerset, at a guide price of £25,000. The dearest is a 5-acre building plot in Inkpen, Berkshire, from £4,000,000. Its agent, Strutt & Parker, reports planning permission, which plot.market prints as “Agent reports” until a decision notice says so.

The largest is 43.34 acres of woodland near Cullompton, Devon, at £300,000. The 88 plots for sale that state a size add up to 366 acres, an acre for every day of the year. The median guide price across the 100 plots with a price is £225,000.

A field for sale isn’t news. Whether you can build on it is.

For years, finding land meant finding a listing: a photo of grass, a price and a phone number. The listing was the product, and the homework was yours.

We think the next generation of land search starts where the listing stops. It should tell you whether you can build, what it will really cost and what to do on Monday morning, with the evidence on the same page.

Our rules are short. AI explains, reads and drafts. Code and official data decide the facts. Every AI claim cites its source. And everything still works without AI: switch the clever part off and you still have the map, the documents and the agent’s number.

What we won’t do matters as much. We don’t score plots, we don’t promise planning and we don’t stand between you and the seller. When we don’t know, the page says Needs checking. That is less exciting than a five-star rating, and a great deal more useful.
